The rigidity of the Manhattan grid, proximity to the Theater District, adjacency to Raymond Apointe Park, and a minority owner’s intricate entanglement with community boards set up the layered constraints of Hell’s Kitchen developments. The community called for a tenement building — base, windows, crown — reinforcing two centuries of inherited regulations.

The façade becomes a controlled study in micro-maneuvers operarting under the 2% (12-in) zonning sweater. 
  • Base: offsetting the terra-cotta plane to produce depth within the allowable limits.
  • Windows: angling aluminum frames to generate distinct exterior character while creating amenity for people who live and work within. 
  • Crown: rotating brick courses at the parapet to anchor the façade’s overall flow.
Through these calibrated “OFFsets”, the project reflects on the rules that prescribe sameness in Manhattan — from special districts to typological expectations — and on the meaning and meaninglessness of the overlapping regulations that stiffen the relationship between old and new.
